When I've had a vacuum leak that only happened when warm, it was the egr vacuum modulator diaphragm.

Mine smokes out the tailpipe on cold days for the first couple of minutes, It's not oil though, but a mix of water vapour (a normal byproduct of combustion) and unburned fuel vapour. The "jet" is just a small orifice that slows down the vacuum being applied to the choke breaker. The choke breaker slightly opens the choke by a few degrees on startup. Otherwise, if the choke is fully closed, there is not enough air in the mix and the engine will die right away. I've had ...

I'd do a voltage check. Check the voltage on the battery when the car is shut off. It should be 12.8V or so. Then start the car and the voltage should jump to close to 14V. The regular gas here in Canada is 87 octane with 10% ethanol. My tercels run fine with it. I assume it's the same in the US.
